A notice served before 1 May 2026 continues under the earlier rules even where the proposed new rent begins after 1 May. Under that branch, the tribunal could set an amount above the proposal.
On or after 1 May 2026
For an ordinary assured periodic tenancy within the revised Section 13 route, the notice is subject to the revised process and proposed-rent ceiling.
If the notice date is absent, illegible or invalid, both branches remain blocked. The site does not infer a regime from today’s date, the proposed start date, a form filename or a later revised proposal.
Exceptions exist, including some low-cost or social forms, agricultural cases and notices from the earlier regime. The tools do not classify a tenancy’s wider eligibility.
