£47 filing; rent cannot be set above the amount proposed in the notice (for notices served on/after 1 May 2026)
Application fee
The application fee has been £47 since 1 May 2026. A waiver applies to notices served before that date and to social rented cases; Help with Fees may also be available. The user confirms the current payment instruction with HMCTS.
Amount limit
For a notice served on or after 1 May 2026, the revised provision sets the new rent at the open-market amount if it is lower and otherwise at the amount proposed in the notice. The rule does not apply retrospectively to a notice served before the cutoff.
Why no outcome percentage appears here
A legal ceiling and a published-decision pattern answer different questions. Rail-1 has no decision-corpus dependency and makes no statistical prediction.
